What to Bring to a Builder Consultation

You do not need every detail yet. These are the pieces that make the first project meeting more useful.

What to Bring to a Builder Consultation — Phillips Construction Planning Center

The fastest way to get useful feedback is to bring the real constraints along with the ideas: where the project is, how the space will be used, whether land is owned, and what you are hoping to accomplish.

A site address, sketches, plans, current photos, a survey, building inspiration, rough budget parameters, and a preferred start window all help move the conversation beyond generic answers.

For commercial work, include the business use, projected traffic or workflow, required square footage, whether the space is occupied, and any known landlord or regulatory requirements.

What is enough to begin?

A first conversation is not a test. Bring what exists today and be clear about what is still unknown. A builder can help identify the information that should come next.

  • Address or general project location
  • Plans, sketches, or inspiration
  • Desired timing and budget parameters

Questions are useful material

Write down the questions that have been slowing you down. They can be about the land, home size, layout, construction sequence, timing, or what to do before plans are complete.

  • What must be decided first?
  • What should be verified about the property?
  • Who else needs to be part of decisions?
